Breighton Land pays its brokers on each tranche of a property's sale value as the money comes in, across 49 plan variations. Excel-based tracking became a bottleneck. With Visdum, commission calculations that took over 20 days now run 50x faster, and every internal rep and external broker has a self-service view of their earnings.

Breighton Land recognized early that traditional commission management would not scale with its ambitions. With commissions tied to the staggered flow of property sale values, manual, Excel-based tracking quickly became a bottleneck.
Breighton Land is a Philippine real estate company headquartered in San Juan. It develops mid-to-high-end residential communities in the southern regions of Manila, built around comfort, careful planning, visionary design, and lasting quality.
The company was founded by technopreneur Isaac Sabas and is run by a multidisciplinary team of designers, urban planners, construction experts, and marketing professionals. It uses HubSpot as its CRM, and its sales force of 45+ reps works alongside external partner brokers.
Breighton Land pays brokers on a tranche-based structure. Commission rates vary across multiple slabs of the sale amount received, and commissions are calculated on the portions of the total sale value as they flow in. Tracking those tranches by hand, and applying the right rate for each broker, became an extremely cumbersome and error-prone process in Excel spreadsheets.
The scale of what the team was managing:
The calculations were only part of the problem. Commission statements for internal reps and external brokers had to be generated, tracked, and shared by hand, which was cumbersome and risked errors and delays. Leadership had no centralized system for performance data, so identifying top performers, spotting trends, and adjusting plans was difficult. The payout process itself was rigid and could not accommodate custom approval stages.
Breighton Land's proof of concept with Visdum was completed in less than a week, with its intricate commission plans modeled and computed inside the platform.
Here is how the tranche logic works in Visdum. If 10% of the property's value is paid upfront, the broker earns commission on that first tranche at a predefined rate. As later tranches are paid, the broker's commission rate adjusts automatically based on the configured compensation plan.
Around the plans, Visdum was set up so Breighton Land's administrators can build, manage, and deploy compensation plans for every broker, internal employee or external partner, from one centralized platform. Payout approvals run through custom, multi-stage workflows, with specific roles assigned to different stakeholders, so the team can apply process controls before commission payments are finalized.
With Visdum running the tranche-based structure for its 45+ sales reps, Breighton Land saves an average of 20 days per payout cycle. Calculations that took over 20 days to complete by hand now run 50x faster, and the monthly payout cycle has dropped from weeks to just a couple of days.
Internal salespeople and external brokers log into Visdum with their existing Gmail credentials. Each one has a self-service view of their commissioned deals, earnings, and payment details, which brought a level of transparency the manual process never offered.
Leadership now has interactive leaderboard dashboards that show the highest-performing brokers across all of Breighton Land's communities and developments, giving it the data to keep improving its compensation strategy.
The result is a tranche-based commission process that is efficient, transparent, and accessible for both internal teams and external partners, with a clear lift in workforce motivation.
